What real estate contracts does Properly Closed support?

Any purchase agreement PDF — all 50 US states, all brokerage forms (FAR/BAR, CAR, TREC, GAR, and more).

How does the contract health score work?

Each contract gets a 0–100 score based on days remaining on open contingencies, number of flagged risks, and whether critical deadlines are overdue. Green (70+) is healthy, amber (40–69) needs attention, red (below 40) is at risk.

What contingencies does it track?

Inspection, financing, appraisal, title, HOA, and any custom contingency dates extracted from the contract. Each shows its deadline, current status, and original clause text.

Can I import contracts from Google Drive?

Yes — connect your Google Drive once, then browse and select any PDF or Google Doc directly from the app. Google Docs are automatically exported to PDF.

Does it work offline or do I need cell service?

Contract analysis requires an internet connection (AI processing happens on our servers). Once analyzed, contract data is available offline.
